Charging a healthy damage deposit is our first opportunity to deter unwanted guests. We take our commission AFTER Airbnb (3%) or VRBO (8%) and cleaning fees. We hold a bank account under our corporate umbrella specifically for YOUR property. Funds from all rental platforms flow into this account throughout the month. We carry the costs associated with restocking the home throughout the month. Your profits after expenses are dispersed by the 15th of the following month once bookkeeping has been completed.
All short term rentals in Kelowna are subject to GST, PST and MRDT (hotel tax) for a total of 16% tax. We collect and remit your PST and MRDT from the guest on your behalf. We collect GST and remit to you each month, which you are responsible to pay at year end.

Cleanliness is one of the most important elements of a guests stay. The impact of a bad clean can be detrimental to your listings reviews. We work with insured cleaning companies who are professionally trained and phenomenally detailed.
Cleaning costs are billed to the booking guest (outside of the occasional deep clean).
After every single check-out. We employ inspection staff and do not rely on cleaners to inspect the property after each turnover. Inspections are completed and documented after each check-out using our digital platform.

Additional insurance has to be purchased through your broker to be properly covered for short-term rentals. Please note that insuring your property as an Airbnb is NOT the same as a monthly or annual tenant.
AIrbnb and VRBO collect and remit sales taxes from the guest on your behalf. You are personally responsible for paying applicable personal or corporate taxes and may be required to pay additional fees such as speculation tax. We advise that you speak to your accountant in great detail prior to investing.
Cleaning fees are charged to the booking guest and are not an expense to you as an owner. We collect this fee from the guest and extract the payment from rental proceeds.
